UAE Golden Visa Explained: Categories, Benefits, Cost and How to Apply
Who qualifies for the UAE Golden Visa in 2026, from AED 2 million property investors to skilled professionals on AED 30,000 a month, and how to apply.

The UAE Golden Visa is a long-term residence visa, valid for ten years and renewable, that lets you live, work and study in the country without a local sponsor or employer. First introduced in 2019 and widened several times since, it now covers investors, property owners, entrepreneurs, highly skilled professionals, exceptional students and people recognised for public service.
This guide explains each category, what you get, what it costs, and how the application works through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) or the General Directorate of Residency and Foreigners Affairs in Dubai (GDRFA Dubai). Criteria are updated from time to time, so always confirm the current rule on the official portal before you commit money. You can run a first check with our Golden Visa checker.

Category by category
Investors
You can qualify by placing at least AED 2 million in an approved investment fund, by establishing or owning a company with a qualifying investment, or by being a partner in such a business. The money must be your own and normally has to be held for a minimum period. Dubai, Abu Dhabi and other emirates run their own investor-nomination processes, so confirm with your local economic department.
Real estate owners
Owning property worth AED 2 million or more is the best-known route. Conditions apply to mortgaged and off-plan purchases, and the Dubai Land Department (DLD) issues the property valuation or title deed evidence you need. Our buying property guide covers fees, mortgage rules and ownership zones. Separately, a lower property threshold gives a shorter, renewable visa, so check which one you are buying for.
Entrepreneurs
Founders of an existing or new project can apply if the project is approved by a recognised business incubator or the relevant economic authority and has capital of at least AED 500,000. Read our guide to setting up a business to choose a licence and location.
Scientists and specialised talents
This category is for people such as scientists, inventors, doctors, engineers, researchers and experts in fields such as artificial intelligence, where national bodies recognise exceptional contributions. The nominating authority depends on your field, for example a scientific council or a health authority. You will need an endorsement letter plus proof of qualifications.
Skilled professionals
Employees can qualify without any investment. The usual conditions are:
- A valid employment contract with a UAE employer.
- A monthly salary of at least AED 30,000. Check whether your package counts basic pay only or includes allowances, since the assessing authority decides.
- A bachelor's degree or equivalent, and a job in a skilled occupation classified by the Ministry of Human Resources and Emiratisation (MOHRE).
If you are near the threshold, use the salary breakdown tool to see how your package splits between basic pay and allowances.
Outstanding students
High-school students in the UAE who achieve very high results (the benchmark has been 95% or above in the national certificate) and university graduates with a high GPA (3.75 and above) may qualify. Top students at accredited UAE universities are also considered. The school or university usually initiates the nomination.
Creatives, athletes and humanitarian pioneers
Artists, writers, filmmakers, musicians and cultural figures can be endorsed through the national and local culture authorities. Athletes can be nominated through sports authorities and federations. Humanitarian pioneers are people with an established record of charitable or relief work, endorsed by the competent humanitarian body. Evidence of awards, recognition or sustained work is needed in each case.
Frontline heroes
Healthcare staff and others who served on the frontline during the Covid-19 pandemic can qualify through a designated programme. The nomination comes from the employing institution or authority.
Benefits of the Golden Visa
- Ten-year, renewable residency instead of the usual two or three years on an employment visa.
- No local sponsor. The visa is self-sponsored, so you keep your residence if you change jobs.
- Family sponsorship. You can sponsor your spouse and children, and you can sponsor domestic workers. The conditions on adult children can change, so check the current rule.
- Freedom to be outside the UAE. Unlike standard residence visas, Golden Visa residency is not cancelled for staying abroad for more than six months.
- Continuity for your family. If the holder dies, family members can usually remain until their visa expires.
- Wider access to work and business, including your own company.
The Golden Visa does not grant citizenship, voting rights or access to Emirati benefits, and it is not a tax shield: the UAE has corporate tax and VAT, which you can estimate with our corporate tax estimator and VAT calculator.
How much does it cost?
Fees are set by the issuing authority and change, so treat the following as a guide. Government charges for the visa, Emirates ID, medical test and mandatory insurance are typically in the low thousands of dirhams and are often cited at roughly AED 2,500 to 5,000 in total, as of 2026. This is separate from the cost of the underlying investment, property or business set-up. Agents and consultants add their own fees, which vary widely. Beware anyone offering a "guaranteed" Golden Visa: eligibility depends on your documents and the authority's decision.
How to apply: ICP or GDRFA Dubai
The process is broadly the same everywhere.
- Check eligibility. Match your situation to one category and gather proof (title deed, salary certificate, endorsement letter, degree, bank statements).
- Get your nomination or approval if required. Property and investor routes need documents from the DLD or an economic department. Scientists, creatives and athletes need an endorsement from their sector authority.
- Apply online. Use the ICP smart services at icp.gov.ae or the GDRFA Dubai portal at gdrfad.gov.ae if you live in Dubai. Abu Dhabi and other emirates have equivalent channels listed on u.ae.
- Entry permit or status change. If you are abroad you receive an entry permit. If you are already resident, your status is changed inside the country.
- Medical test and biometrics. Complete the standard residency medical and Emirates ID steps.
- Issuance. The visa is linked to your Emirates ID, and the Emirates ID itself carries the ten-year validity.
Processing usually takes from several days to a few weeks, depending on the route and the completeness of your file. Overstay fines apply if you switch status and your previous visa expires mid-process, so plan the dates and check them with the overstay fine calculator.
Golden Visa versus other long-term visas
If you do not meet the Golden Visa threshold, there are other options: employment visas, the Green Visa for skilled workers and freelancers, remote-work visas and retirement visas. Our visas and residency guide compares them side by side.
Frequently asked questions
Can I get a Golden Visa by buying property worth AED 2 million?
Yes, if the property meets the DLD's conditions and you complete the application. Mortgaged and off-plan properties follow specific rules, so check the current requirements with the DLD and ICP or GDRFA before you buy.
Do I need to be in the UAE to apply?
No. Many applicants apply from abroad and receive an entry permit, then complete the medical test and Emirates ID after arrival.
Can I include my family?
Yes. Spouses and children can be sponsored, as can domestic workers. Each person needs their own application, medical test and Emirates ID.
Does the Golden Visa lapse if I leave the UAE?
Not for time spent abroad. Unlike standard residence visas, it is not cancelled after six months outside the country, though you should still renew it before it expires.
Is the salary threshold for skilled professionals AED 30,000 basic or total?
The assessing authority decides how your package is counted, so confirm with ICP or GDRFA, and have your employer supply a clear salary certificate.
